Conveyancing Charges
cost of moving house, solicitors fees

Wrigley Claydon have a full team of qualified conveyancers, and we will happily and professionally deal with all conveyancing matters from residential sales, purchases and remortgages through to the most complex of commercial and estate developments.

Our Fees:

The cost of moving home varies with the cost of the property. Our guideline fees for each sale or purchase are:

An additional fee of £150.00 plus VAT is charged on the sale or purchase of a leasehold apartment. These transactions are very much more complicated than others.

You will be asked to provide appropriate proof of identity and address. Where we do not meet you face to face, you will need to do this with a solicitor local to you, who will charge you direct (usually approximately £30.00).

This lawbyte is not a quotation, but will normally apply unless there is some complicating factor. Examples of complicating factors are: difficulties with title, multiple mortgages, protracted chain negotiations, leaseholds, and failed transactions.

Disbursements

We will pay out several sums on your behalf, and these will be added to your account.

The cost of disbursements does vary. Sometimes not all are required, and sometimes additional ones are required.

Stamp Duty Land Tax

On a purchase, you must complete an SDLT self assessment form, and pay the tax. It is payable at one per cent for properties over £125,000 (£150,000 in disadvantaged areas), at 3% above £250,000, and 4% above £500,000. Once a tax rate applies, it applies to the full price.

We will request payment of disbursements in advance, and fees and any duties must be paid on or before completion. Our standard terms of acting apply and will be supplied on instruction or earlier if you wish.
